Springfield’s housing market looking good

We are into the second quarter of the year and the real estate market in and around Springfield, Illinois, is looking good. According to our in-house REALTOR, Deb Sarsany of the Deb Sarsany Team at The Real Estate Group, it’s the perfect time to sell your home. 

Right now we have somewhat of an inventory shortage and that means we’re experiencing a sellers market. The demand for homes means that properties do not remain on the market for long. If you’re looking to buy a home then you need to move fast. You need to work with a REALTOR who can guide you through a bidding war if it comes to that. 

With popular HGTV shows such as Flip or Flop and Fixer Upper, more and more people are willing to take on homes that require a project or two. Those who want the perfect home, but cannot afford the ready-made version, now realize that they may have what it takes to make improvements to the property; making it fit for purpose and increasing overall value.  

First-time homebuyers are in their 30s and have different needs compared to previous generations. They value downtime in such a fast-paced world, want a short commute to work and to be close to amenities. They want a home that fits their busy lifestyle. These buyers are looking for properties in the $100,000 to $150,000 price bracket. This area of the market is in high demand. If you have a property that meets these criteria and want to sell, you need to work with a REALTOR who can help you target this market and achieve a timely sale. 

On the other hand, the baby boomers are downsizing. Homes suitable for second or third-time buyers are easier to come by than those that appeal to younger, first-time, homebuyers. This makes it a more relaxed search for those looking to purchase in this area of the housing market, but you still need to work with a REALTOR who can find properties that best suit your needs; proximity to schools if you have children, a nearby park or walking trail if you have dogs, and perhaps a pool or decent sized garden for large family gatherings. Don’t jump at the first home you see, there are plenty of options out there.
